How CGI Products Fail, and How We Fix Them

CGI builds a solid window. But every product line has weak points, and Miami’s climate finds them faster than most. Here’s what we actually see in the field, series by series.

  • CGI Estate Collection radius windows and gasket rot. The Estate line is common in Coral Gables and Pinecrest homes with arched transoms and half-rounds. The original glazing gaskets on earlier Estate windows degrade in Miami’s UV and salt exposure, shrinking and cracking at the crown of an arch. You’ll notice water staining at the apex of the radius, not the bottom corners. The fix is a full gasket replacement and re-bedding of the glass, which most homeowners don’t realize is a warranty-safe repair when done with CGI-compatible materials.
  • CGI Sentinel series and failed IGUs in trapezoids. Sentinel windows show up in a lot of Kendall and Cutler Bay homes with trapezoid and parallelogram picture windows. The insulated glass units on non-rectangular Sentinels fail asymmetrically, meaning one pane fogs months before the other. That’s an argon leak at the corner seal, and it’s almost always on the longest edge of the shape. We replace the IGU as a unit, never just the glass, because puttying a trapezoid back together with aftermarket glazing is exactly how you void a warranty and end up with a window that leaks from day one.
  • CGI Clarity line and hinge sag on casement transoms. Clarity casements above fixed geometric windows don’t get opened often, but Miami humidity corrodes the hinge pins anyway. We see this in Coconut Grove and South Miami homes where arched casement transoms have been painted shut for years, then fail when a homeowner finally tries to ventilate before a storm. The diagnosis is usually a hinge replacement and realignment, not a new sash. We’ll tell you that because replacing a sash is triple the cost and often unnecessary.
  • CGI fixed geometric windows and improper original flashing. This one’s not CGI’s fault. When a contractor installs a large fixed octagon or oval window into a Miami block home and doesn’t flash the top radius properly, water gets behind the frame and rots the rough opening. We’ve opened walls in Doral and Hialeah where the window itself was fine, but the framing around it was mush. The fix is pulling the window, correcting the opening, re-flashing it, and re-installing the existing unit if the frame is still sound. That’s a repair that costs a third of what a new window and stucco work would run.
  • CGI sliding geometric windows and track binding after settling. Miami sits on limestone, and houses settle. When a slab shifts even a quarter inch, a large radius slider like a half-round over a fixed panel will start to bind. Homeowners assume the rollers are shot. Often the frame has racked and the track needs shimming and re-anchoring. We’ve saved dozens of CGI sliders from the dumpster by re-leveling the frame instead of selling a replacement.
