- CGI Estate Collection radius windows and gasket rot. The Estate line is common in Coral Gables and Pinecrest homes with arched transoms and half-rounds. The original glazing gaskets on earlier Estate windows degrade in Miami’s UV and salt exposure, shrinking and cracking at the crown of an arch. You’ll notice water staining at the apex of the radius, not the bottom corners. The fix is a full gasket replacement and re-bedding of the glass, which most homeowners don’t realize is a warranty-safe repair when done with CGI-compatible materials.
- CGI Sentinel series and failed IGUs in trapezoids. Sentinel windows show up in a lot of Kendall and Cutler Bay homes with trapezoid and parallelogram picture windows. The insulated glass units on non-rectangular Sentinels fail asymmetrically, meaning one pane fogs months before the other. That’s an argon leak at the corner seal, and it’s almost always on the longest edge of the shape. We replace the IGU as a unit, never just the glass, because puttying a trapezoid back together with aftermarket glazing is exactly how you void a warranty and end up with a window that leaks from day one.
- CGI Clarity line and hinge sag on casement transoms. Clarity casements above fixed geometric windows don’t get opened often, but Miami humidity corrodes the hinge pins anyway. We see this in Coconut Grove and South Miami homes where arched casement transoms have been painted shut for years, then fail when a homeowner finally tries to ventilate before a storm.
