  • CGI Sentinel Series skylight flashing separation. We see this constantly in Coral Gables and Pinecrest homes built in the 2000s. The original flashing was installed with a peel-and-stick membrane that breaks down after 8-10 years of Miami sun and salt air. Symptom: water stains on the ceiling that appear only after heavy rain, not light drizzle. We remove the old flashing, inspect the curb, and re-flash with Miami-Dade rated material that won’t delaminate. This is a $300-$500 repair, not a skylight replacement.
  • CGI Estate Collection roof-to-wall transition leaks. These are common on zero-lot-line homes in Brickell and Coconut Grove where the CGI window wall meets a flat roof membrane. We see a 1/8-inch gap at the corner where water gets driven sideways during hurricanes. Our fix involves a hybrid approach: compression-sealed boot plus a mechanically fastened counter-flashing. Tape alone won’t hold here.
  • CGI Classic Line weep-hole blockage. This one surprises people because it’s a bottom-of-frame issue, not a roof issue, but on roof-adjacent windows it matters. Miami’s spring pollen season plus construction dust from all the teardown-rebuilds clogs the weep holes on CGI Classic frames. Water backs up inside the frame, finds the interior corner, and presents as a roof leak. We drill out the clogged channel, clear the internal drains, and confirm flow with a water test. Ten minutes, around $150, and no replacement needed.
  • CGI HPG Series gasket compression loss. The HPG line uses a compression gasket at the header that loses 15-20% of its rebound after about 7 years. In Miami’s humidity, that gasket gets soft and gummy. Symptom: air leak you can feel at the top corner, plus water intrusion during wind-driven rain. We replace the gasket with a Miami-grade EPDM compound that holds compression in 90% humidity. We pull the unit (when safe), clean the curb, and install a two-part polyurethane sealant that lasts 20 years in UV exposure. Most roofers will tell you to replace the whole unit; we repair it and you keep your warranty intact.
