  • ECO 4500 Series Single Hung: corrosion at the sash cam pivots. Within five to eight years of salt-air exposure, the zinc-plated pivot pins on these tilt-in sashes corrode and bind. The sash then jams halfway out of the track, or pops out entirely while you are cleaning it. The real culprit is the pivot, not the balance. We replace both with stainless steel parts.
  • ECO 5800 Series Horizontal Roller: hardened, shrunken woolpile weatherstripping. The woolpile on these sliders dries out in Miami humidity and UV, then shrinks. The panel chatters in high wind, drafts leak through, and the sliding action gets stiff. Replacement woolpile, plus UHMW track liners where the bottom rail has worn grooves, restores the original glide and seal.
  • ECO 8700 Series Casement: stripped gear teeth in the fold-away crank handle. The fold-away crank on the 8700 is convenient, but over-torquing the handle while the sash is misaligned strips the little gear teeth inside. The crank then spins freely and the sash will not move. Sometimes the operator itself is fine. We diagnose the difference before quoting a full operator replacement.
  • ECO VistaMax Picture Window: failed glazing tape and interior fogging. On fixed VistaMax units, the tape that bonds the insulated glass unit to the frame degrades under Miami’s UV and humidity. Moisture gets between the panes, you get fog, and eventually white mineral streaks on the glass. The fix is an IG unit replacement and new tape, not always a new frame.
  • Pre-1992 ECO single hungs on Miami’s older CBS homes. Miami’s concrete block housing stock from the 1950s through the 1980s, before Hurricane Andrew rewrote the codes, often still has original single-pane aluminum or early ECO single hungs. These meet no current Miami-Dade Notice of Acceptance standard. Most owners call us after an insurance non-renewal notice. We walk them through insert replacement into the existing masonry opening when the rough opening is still square.

Last month our tech pulled a bedroom ECO 4500 single hung in a 1970s Kendall rancher where the spiral balance had snapped and the sash slammed shut when the cam pivot corroded.
