Therma-Tru Window Installation: The Miami Owner’s Guide

If you have a Therma-Tru window that needs professional installation in Miami, you’re looking at a typical installed cost of $650 to $1,850 per window depending on size, frame condition, and whether it’s a retro-fit or full-frame install. We stock Therma-Tru-compatible hardware and sealants on our trucks, and we can usually get your window installed within the same week, not the same month. Most Miami homeowners call us after they notice drafts, condensation between the panes, or a window that suddenly won’t close square against the frame.

Call (863) 946-5039

You don’t need to replace the entire window to fix every problem, but when installation is the issue, it usually means the original install wasn’t done right in the first place. Here’s what we see across Miami-Dade County: poor flashing, cheap caulk that’s failed under salt air and UV, or frames that were never shimmed correctly and have slowly pulled away from the rough opening.

Which Therma-Tru Models This Applies To

Therma-Tru’s window line covers several series, and installation requirements differ between them. The main lines we work with include the 300, 400 and 700 series, plus their architectural and custom-order models. If you’re not sure which one you have, check the corner of the window sash or the edge of the frame for a small etched label or a sticker with the series number. The tag is usually on the side of the frame that faces the hinge side.

One thing worth knowing: Therma-Tru windows are built to specific frame-depth tolerances. The 300 series typically uses a narrower frame profile than the 700 series, which means a 300 series retrofit kit won’t simply drop into an opening cut for a 700. It’s a compatibility gotcha that trips up a lot of Miami handymen. If the old frame is being pulled entirely and replaced with new construction flanges, the series matters less, but we still match the new window to the existing rough opening with shims, not with extra caulk.

On OEM versus aftermarket parts: for installation components (flashing tape, sill pans, backer rod, exterior-grade sealant), we use the same materials Therma-Tru specifies in their install guides. For glass and sash hardware, we always quote true Therma-Tru parts. Aftermarket equivalents exist for things like balances and corner keys, but in South Florida’s humidity, cheaper plastic aftermarket parts tend to warp or crack faster than the original equipment.

Signs Your Therma-Tru Window Installation Is Failing

  • Drafts you can feel with the window closed and locked. This usually means the original installer didn’t seal the gap between the window frame and the rough opening, or the flashing was done backwards, so outside air is migrating around the frame, not through the sash seals.
  • Condensation or fog between the glass panes. The insulated glass unit seal has failed, which in Miami’s humidity usually happens because the window was installed twisted or racked, putting constant pressure on the seal until it let go.
  • Water stains on the interior drywall below the window. That’s almost always a flashing failure. In Miami, wind-driven rain runs down the wall and finds the smallest gap in the head flashing or the sill pan. Miami’s afternoon storms are aggressive about finding those mistakes.
  • The sash drags or won’t close square. The frame was either installed out of level or it’s been pulled out of square by thermal expansion. Miami’s heat cycles expand and contract aluminum and vinyl frames daily, and a frame that wasn’t shimmed correctly will worsen every summer.
  • Caulk around the exterior frame is cracked, peeling, or missing chunks. Cheap interior-grade caulk won’t survive two Miami summers. The sun’s UV, combined with salt air near the coast, breaks down the wrong sealant in under a year.

Replacement Cost & What’s Included

In Miami, Therma-Tru window installation pricing depends on whether we’re doing a retrofit (new window into the existing frame, typically $650 to $1,050 per opening) or a full-frame replacement (old frame completely removed, new flashing and sill pan installed, typically $1,150 to $1,850 per opening). Retrofit is faster and cheaper, but if the old frame is rotten or out of square, a retrofit just puts a new window into a bad foundation.

Every quote you get from us includes the window or components, all flashing and sealant materials, disposal of the old unit, and labor. We give you a line-item written estimate before any work starts, so you know exactly what the parts cost and what the labor costs. The final invoice matches the written estimate unless you ask us to add scope, and that’s a promise. Ed Winslow’s name is on the door, literally. That’s all the guarantee you should need.

Our installation work carries a workmanship warranty, and the Therma-Tru products themselves carry their own manufacturer’s warranty, which we help you register correctly.

DIY or Call Us?

Here’s the honest answer. You can safely inspect your own windows. Check the caulk line, look for daylight around the frame, feel for drafts on a windy day. If the caulk is cracked, you can scrape it and recaulk with an exterior-grade polyurethane sealant rated for UV exposure. That’s a weekend job that costs $12 a tube.

But if the window itself is out of square, the rough opening has rot, the flashing failed, or you’re replacing the entire unit, call us. A full-frame window replacement involves pulling trim, cutting flashing, setting the new window level and plumb, and resealing everything. Done wrong, and Miami’s rain will find the mistake the next storm. Done wrong on a second-story window and you’re also up a ladder with a 60-pound window. If you’re anywhere near the coast, the wind load requirements and impact ratings add another layer. Call (863) 946-5039 and we’ll come take a look.

What Neighbors Say About Winslow Windows & Doors

★★★★

"Excellent work and a fair price for what it is, though impact glass is never cheap and one bedroom window arrived with a scratched pane. Ed flagged it before I saw it and the replacement went in without me chasing anyone."

BBartholomew Crenshaw
★★★★★

"Ed measured every opening himself and walked me through the product approval paperwork before I signed anything. When the inspector came he found the notice of acceptance taped inside a window like it should be and passed us first visit."

RRosalind Beaumont
★★★★★

"Our insurance agent asked for the wind mitigation paperwork and Ed had the whole file ready the day the job closed, every opening photographed. The premium conversation went very differently this year."

OOdessa Fairbanks
★★★★★

"We sat out a hurricane behind the windows Ed put in. The gusts threw a neighbour's trampoline down the street and the loudest thing in our house was the kettle. I rang him after to say thank you and he answered his own phone, same as always."
