  • Corner weld fractures on 7700 Series vinyl frames. On Collins Avenue condos where the afternoon sun hits directly, PGT 7700 Series vinyl frames occasionally develop slight corner weld fractures. Caught during routine maintenance, those are repairable. Ignored, they become full frame replacements.
  • Jalousie-to-impact conversions on historic structures. Pre-1970 South Beach and Flamingo-Lummus buildings still have jalousie windows that fail Miami-Dade NOA outright. These aren’t repairs, they’re full replacements, and on any historic-contributing structure the Historic Preservation Board has to sign off before a permit is issued. We handle that pre-permit review step as part of the job.
